Single-family homes are the most common investment. To greatly simplify, the first step is to find a property based on your goals. Yes, goals. Before you do anything, you need to set up goals so that you can measure success.

Imagine having 20 rental properties

Single-family home has one tenant although there may be multiple people living there. You know what a single-family house is because you probably live in one. This makes it easier to choose. You receive rental income and fewer expenses such as property taxes and management fees. Imagine that you have 20 of these rental properties all generating a profit. This is called financial freedom.

You may decide to throw a duplex, triplex, or fourplex into the mix. I like multi-units because they are all generating income so if one is vacant the others are generating income. They all have something in common, all are residential properties.

When you start looking at properties with more than four units, you get into commercial financing and more regulations. Larger units can be profitable as well but also are subject to federal, state, and local regulations. Unless you fully understand these regulations, I suggest that you bypass 5+ unit projects until you have much more knowledge.
